Leasing a property through Forsyth Lifestyle Properties
All properties for lease are listed on this website, as well as on a number of other key property websites including realestate.com.au, domain.com.au and rent.com.au. Our usual practice is to open rental properties for inspection on Saturdays for approximately 15 minutes. Open for Inspection times are listed on the website on Thursdays. We recommend that you arrive at the property promptly at the Open for Inspection time. If you are unable to attend the Open for Inspection, please call our Leasing Co-Ordinator Melissa McKinnon on 9410 4838 to arrange an alternate time for inspection.
All prospective tenants have to complete an Application Form in order to be considered by the Property Manager and the Landlord. The Application Form is a comprehensive document that requires a significant amount of information to complete. If you are considering leasing a property through Forsyth's or have seen a property on the internet that you think you want to lease, you may wish to download and complete and Application Form prior to viewing the property. Completed Application Forms must be submitted to Forsyth's - either to the Leasing Co-Ordinator at the Open for Inspection or at our offices at 236 Penshurst Street, Willoughby. On receipt of an Application Form, our Leasing Co-Ordinator will carry out a number of checks and will submit the Application to the landlord for final approval. On approval, prospective tenants will be contacted and asked to attend Forsyth's office to sign a lease. At this point, a Rental Bond Board bond must be provided and the first 2 weeks rent will be taken.
Moving in to your new home
When you move into your new rental property, you will be provided with an Inspection Report form. This needs to be completed as soon as possible and returned within 7 days. Please note on the form any points that require maintenance, or any equipment that is not working. If you do not do this at the outset, you may be liable for the cost of repairs late on.

Working with our Tenants
At Forsyth Lifestyle Properties, our goal is to work with our tenants in a professional and friendly manner at all times, to keep them fully informed of any issues regarding the property that may affect them, and ensure that any repair or maintenance issues are dealt with promptly.
Each tenant is assigned a property manager who is responsible for looking after the management of that property. If the manager assigned to the property changes, our tenants are informed and given the new point of contact.
Repairs and Maintenance
All requests for repairs or maintenance must be submitted on the Forsyth Lifestyle Properties form. Privacy laws require that the form be signed by the tenant and faxed back, dropped into our office or scanned and emailed back. Without the tenants signature, we are not allowed to provide keys to tradespeople, which will delay the repair. The tradesperson or your property manager will contact you to arrange a convenient time for the repair to be carried out.
Emergency Repairs
If you require an emergency repair, please call your Property Manager immediately. If you cannot get in contact with your Property Manager, please refer to your lease agreement for emergency tradesman details. If you cannot contact either your Property Manager or the nominated tradesperson, you are within your rights to employ an alternative tradesperson to carry out the repair, up to a total cost of $1000. If this is the case, ensure you get a receipt to claim a refund on the repair.

- a blocked or broken lavatory system
- a serious roof leak
- a gas leak
- a dangerous electrical fault
- flooding or serious flood damage
- serious storm or fire damage
- a failure or breakdown of the gas, electricity or water supply to the premises
- a failure or breakdown of any essential service on the premises for hot water, cooking, heating or laundering
- any fault or damage that causes the premises to be unsafe or not secure.
